Following my evaluation, I’ll compile my findings in an easy-to-read report, which will include detailed descriptions and high-resolution digital photos of any issues I’ve discovered. 11 Month Warranty Inspection

An 11-month warranty home inspection is a comprehensive evaluation of a home conducted just before the expiration of the builder’s one-year warranty. This inspection ensures that any potential issues or defects in the construction, systems, or materials used in the home are identified and addressed before the warranty period ends. It covers critical areas such as the foundation, roofing, plumbing, electrical systems, HVAC, insulation, and more. The goal is to help homeowners detect and document any problems that may be covered by the builder's warranty, providing an opportunity to request repairs or corrections before the warranty expires. This proactive inspection can save homeowners significant costs by identifying hidden issues early.

Pool and Spa Inspection

A residential pool and spa inspection is a detailed evaluation of both the pool and spa on a property, focusing on their safety, functionality, and condition. The inspection covers key components such as the pool and spa structure, equipment (pumps, filters, heaters), plumbing, electrical systems, safety features (fencing, gates, alarms), and water quality. It also assesses the condition of any decking, tiles, and surrounding areas. The goal is to identify potential hazards, maintenance issues, or needed repairs to ensure both the pool and spa are safe, operational, and meet local regulations. This inspection helps homeowners prevent costly repairs and ensures a secure, enjoyable swimming and spa experience.

New Construction Inspection

A new construction inspection is a thorough evaluation of a newly built home to ensure it meets safety, quality, and building code standards before the buyer takes ownership. It typically includes:

  1. Pre-Foundation Inspection – Examines site preparation, footings, and plumbing before the foundation is poured.

  2. Pre-Drywall Inspection – Assesses framing, electrical, plumbing, HVAC, and insulation before walls are closed.

  3. Final Inspection – A comprehensive review of all home systems, finishes, and code compliance after construction is completed.

This inspection helps identify construction defects, incomplete work, or code violations, ensuring a safe and high-quality home for the buyer.

Annual Home Maintenance Inspection

A residential annual maintenance home inspection is a comprehensive check-up of a home conducted once a year to ensure everything is functioning properly and to prevent costly repairs down the line. I will evaluate key systems like HVAC, plumbing, electrical, roofing, and the foundation, as well as appliances and other structural components. The goal is to identify any issues early on, recommend maintenance tasks, and provide peace of mind to homeowners by ensuring the property remains in good condition throughout the year. This proactive approach can help extend the lifespan of major home systems and prevent surprises.
